Rapid advances in cost-effective, efficient renewable energy (RE) production technology have created a timely opportunity for the US to expand its clean energy production base via small distributed installations and large commercial projects. RE projects have become attractive, stable long-term investments, with life cycles of 20 to 30 years and 10-25% return rates. But financing remains a bottleneck: only institutional investors and wealthy individuals have the capital to field systems, and creative financing structures such as leasing have not reached many markets. Opening the REIT vehicle to RE systems would unleash a wave of private investment money, let small private investors share the benefits of new technology, advance our energy independence, and protect our shared environment.
