Having purchased a house and refinanced the same house I am disappointed to think that all property buyers have to pay upwards of $1,000 to have a title/insurance company do a search on a property, such as myself when I had already done it at time of original purchase, and once five years into the mortgage when I go to refinance.
How about legislation limiting the time someone can make a claim to a property to say 3 years or 5 years. Someone wants to buy a property or refinance one all that would have to be asked is "Was it owned by the same party continuously for 3 years (or 5 years)? If yes, no title search needed because no one else can make a claim against it. A win for everyone.
