There are many properties that have been designated by FEMA as being in a High Risk Flood Zone when less than a 1% risk of flooding can occur in any given year. This results in FIRM insurance requirements, if a government backed loan is ever needed, and imposes an unnecessary financial burden on the property owner.
New FEMA data does exist, for some properties, that would remove the High Risk Zoning but FEMA refuses to use that data to change its maps. The only way, at present, to remove any such property from the need for insurance is to file a LOMA (Letter Of Map Amendment) by the owner hiring a surveyor, at the property owners expense, to provide the proof that the FEMA maps are incorrect.
Meanwhile the property suffers from loss in value due to the existence of the incorrect maps!!
