Losen the mortgage guide lines for people who have 40% or more for a down payment

Make it so applicants who have 40% or more down can get a mortgage based on income and job history only. As it sits now it would take someone with bad credit if they paid everything off and had 40% or more to put down 2 years to buy a home. This should not be the case anymore if you can show good job history and that you are working to better your situation one should not be punished for there past deeds.
