Buyers of homes/property should NOT have to get the home/property appraised or inspected, that should be at the sellers expense, NOT the buyers!! It has happened one to many times where buyers go to buy a home and they get to the point of appraisal and/or inspection and the home fails one or both and the buyer is forced out of the contract due to non compromise of the seller. Just imagine if a buyer goes to buy a home and they look at 10 homes and each one failed an inspection/appraisal at roughly $500.00 (non refundable fee) each they would lose out on $10,000.00.
