Not much advertising is done to allow people to apply for the Mortgage Credit Certificate (MCC) during the closing process and you must use a participating lender in order to apply. This MCC is required to receive the Mortgage Tax Credit for the next 30 years. Even some participating lenders do not provide information to potential eligible homebuyers during the mortgage process. At this time, there is no way of obtaining the required MCC if you find out about the Mortgage Tax Credit program after you leave the closing table. This is the case even if you used a participating lender that neglected to inform you of the option they agreed to inform their buyers about.
