Currently spousal income cannot be used if they are a non borrower on a loan/mortage application. I recommend allowing a portion/percentage of a non borrowing spouses income to be considered for a loan under the condition that it not exceed a certain set percentage based on the years employed. To qualify, the spouse needs to be employed at the same job for a minimum of 5 years and the lender will need to verifiy employment. A scale would need to be developed to follow. For example, 5 years of service = 10% of income to used, 10 years =15% of income to used and 15 years+ = 20% to be used. The max cut off is 20%.
